Water inside the building is rarely directly under the roof failure point — it tracks along the deck before it drips. We use moisture mapping to find the actual entry point, not just the visible stain.
Standing water on a flat roof accelerates UV breakdown and seam failure. Most coating warranties exclude ponding unless specifically endorsed. Fix is either tapered insulation, additional drains, or a ponding-rated coating.
Trapped moisture vapor under the membrane expands in heat and lifts the surface. Each blister is a future leak. Fix: cut, dry, and patch with reinforcing fabric in silicone base coat.
Where two pieces of membrane (TPO, EPDM, mod-bit ply) overlap, age and movement open the seam. Fix: clean, prime, reinforce with polyester fabric, and over-coat.
The boots, collars, and curbs around roof penetrations are the most common leak point on a flat roof. We strip and rebuild flashings with primer + reinforcing fabric + silicone topcoat.
Water that’s breached the membrane saturates the insulation below. You can’t see it from above — only an infrared moisture scan reveals it. Fix: cut out wet sections, replace insulation, cap with new membrane ply, recoat.
